Fahid Island: Abu Dhabi's Next Coastal Address

Every so often a location comes along that I have to move fast on, and Fahid Island is one of them.

Aldar unveiled Fahid Island as a Dh40 billion masterplan — over 2.7 million square metres, more than 6,000 homes, sitting directly between Yas Island and Saadiyat Island on Abu Dhabi’s coastline. If those two names sound familiar, that’s the point: Fahid isn’t a speculative bet on an unproven location, it’s the missing piece between two of the strongest-performing islands in the emirate.

It’s also the first island in the world to earn Fitwel wellness certification — a 10km fitness corridor, 4.6km of beaches, and a masterplan genuinely built around health rather than just marketed that way. Add LEED Platinum pre-certification and Estidama 3 Pearl status, and this is Aldar building to a standard, not just a brochure.

The numbers around it tell their own story. Neighboring Saadiyat and Yas have both posted double-digit annual price appreciation, and Fahid sits in exactly the corridor benefiting from that momentum while still being priced at early-stage entry levels — asking prices currently range from roughly AED 1.8 million upward. Construction and infrastructure rollout began in 2026, with full completion targeted for 2029.

I’ll be straightforward: this is an early-stage opportunity, not a finished, mature address like Saadiyat. That’s exactly why the entry pricing works the way it does.
